The Space:
This extraordinary dual-home coastal retreat combines two neighboring residences—Crescent Beach House and Point of Rocks—into one luxurious estate experience. Perfect for multi-generational families, large gatherings, or groups of up to 28 guests, this estate offers approximately 5,200 square feet of professionally designed indoor living space. With two private pools, rooftop decks, game rooms, and beach access just steps away, this estate balances resort-level amenities with the privacy and comfort of home. Located in the quiet Point of Rocks neighborhood, you’re also within walking distance to South Siesta Key Village for dining, shopping, and entertainment, and only a short drive or free trolley ride to all of Siesta Key and downtown Sarasota.
Floor Plan Description (by level):
Ground Level:
The estate offers parking for up to nine vehicles across two driveways, including four covered spots. Each home features a fenced backyard with its own private heated saltwater pool and spa. Home A’s pool includes a fun waterslide and sun shelf with bubblers, perfect for kids or lounging, while Home B's pool is designed for sport, featuring a volleyball setup built directly into the pool. Both outdoor areas offer ceiling fans, natural gas grills, Smart TVs, ping pong, darts, and ample cushioned seating and dining furniture under covered patios. Each home includes a full-size outdoor refrigerator and freezer for convenient poolside food and beverage access. Guests will also find two beach wagons, two coolers, six beach chairs, and four adult bikes per home. Entry foyers in both homes provide elevator and stair access to upper floors.
The First Level of Living (2nd Floor):
This floor serves as the main indoor gathering space for each home. Both homes feature bright, open-concept great rooms that combine living, dining, and kitchen areas, all opening to furnished balconies. The kitchens are fully stocked with full-size refrigerators and freezers, dishwashers, hooded ranges, microwaves, coffee makers, toasters, crockpots, blenders, cookware, dishware, and cutlery. Home 1 includes a custom dining island that seats 16, while Home 2 provides a dining table for 10 and island seating for six—together offering space for group meals and entertaining.
Each home includes one bedroom on this level. In Home A, the bedroom features a king bed, balcony access, and en suite bath with a walk-in shower and double vanity. In Home B, the master bedroom includes a king bed, balcony access, and a luxurious “wet room” with a freestanding soaking tub and oversized dual-head shower. Both homes offer a queen sleeper sofa in the living area, a powder room, and a laundry room with washer and dryer on this floor.
The Second Level of Living (3rd Floor):
The third floor of each home contains four additional bedrooms, all with en suite bathrooms. In Home A, Bedrooms 2 and 3 include king beds, balcony access, and en suite bathrooms with walk-in showers and dual vanities. Bedroom 4 also offers a king bed and walk-in shower. Bedroom 5 is a kid-friendly bunk room with one full-over-full bunk bed (sleeps four) and a bathroom with a tub/shower combo.
Home B mirrors this layout with Bedrooms 2 and 3 each featuring a king bed, Gulf-view balconies, and en suite bathrooms with walk-in showers and double vanities. Bedroom 4 includes a king bed and en suite bath, while Bedroom 5 features a full-over-full bunk bed (sleeps four), and includes playful extras like a rock-climbing wall, Smart TV, lounge area, and bathroom with a tub/shower combo.
Each home offers a second laundry area on this level along with a half bath. Game rooms in both homes include Smart TVs, PlayStation and Nintendo consoles, and family board games—Home A includes a full-size Connect 4, while Home B offers wall Scrabble and cozy lounge space.
The Third Level of Living & Rooftop Deck (4th Floor):
The top floor of each home is reserved for the premier master suite and an adjacent club room, both designed for ultimate relaxation and socializing.
In Home A, the master suite includes a king bed, private balcony with partial Gulf views, a spa-style en suite bathroom with a freestanding soaking tub, walk-in double shower, dual vanities, and private water closet. The adjoining club room includes a wet bar with beverage fridge and sink, Smart TVs, game consoles, and air hockey. A half bath and balcony lead to the rooftop.
In Home B, the master suite is similarly appointed with a king bed, balcony, walk-in closet, luxurious en suite bathroom with a soaking tub, walk-in shower, dual vanities, and private toilet room. The club room features a wet bar, Smart TVs, workstation, and games such as shuffleboard and Golden Tee arcade. It also includes a half bath and access to the rooftop via private stairs.
Each rooftop deck rises 50 feet above ground level and delivers breathtaking panoramic views of Siesta Key and the Gulf of Mexico. These decks are outfitted with bar seating, umbrellas, Smart TVs, and cushioned loungers—ideal for sunbathing, relaxing with morning coffee, or enjoying cocktails at sunset.
Getting Around:
On the beach block, meaning you don't have to cross any roads to get to the beach! You're literally within 1 block of the world-famous Siesta Key Beach. This super fun entertainment district is literally right around the corner, and it has something for everyone, and it is quickly becoming a guest favorite! But, even with this proximity, this Point of Rocks neighborhood is quiet, so it provides the perfect mix of fun when you want it, and quiet when you need it. And, as we shared, you're within a block to the beach too, so walkability here is incredible! If you want to explore further, without the hassle of driving, you'll find multiple stops nearby for the free trolley that provides transportation service to the entirety of Siesta Key. You're also just a quick drive or Uber/Lyft to the mainland Sarasota area (5 minutes) and downtown Sarasota (20-25 min) for access to the Sarasota's Performing Arts scene, and numerous fantastic restaurants, shops, marinas, bars and entertainment, grocers, and more. And, day trips to Lido Key, Anna Maria Island, Venice Beach (shark tooth hunting), Myakka State Park and so much more are all less than an hour away, as well as the amazing theme parks of Tampa and Orlando that are all just 1-2 hours away!
